About Us
AB Development is the public-facing name of Australia Bright Development Pty Ltd—a Melbourne company combining property development, investment management and Australia–China trade facilitation. We work with landowners, capital partners and trading businesses that require disciplined execution rather than promotional speculation.
Our purpose
Northern Melbourne continues to absorb population growth, logistics demand and small-business formation. Planning schemes are complex; capital is selective; and cross-border trade requires compliance discipline. We formed our practice to address these realities with integrated capability—so that a landowner discussing a townhouse project and an importer discussing warehouse needs can access coherent advice under one governance framework.
We are not a franchise operator or a volume project marketer. Our reputation depends on delivery quality, transparent reporting and respect for regulatory processes. We decline engagements where feasibility is implausible, where partners refuse documentation, or where compliance risk is unacceptable.
What we do
Our property development work spans feasibility, consultant management, planning applications, construction oversight and handover. Investment management applies mandates, covenants and reporting to capital deployed in real assets or development joint ventures. Australia–China trade services coordinate suppliers, logistics and documentation between jurisdictions.
How we work
Early engagement defines scope, fees and decision rights. Feasibility outputs include sensitivities—not single-point forecasts. Construction contracts emphasise program, quality and variation control. Investment partners receive periodic reporting aligned to agreed KPIs. Trade clients receive checklist-driven documentation packs suitable for banks and customs brokers.
We maintain a principal office at 12 Sorrel Court, South Morang VIC 3752. Site visits, authority meetings and contractor workshops are scheduled deliberately; we do not claim presence on every project hour-by-hour unless contracted to do so.

Markets we understand
We focus on northern Melbourne corridors—Broadmeadows, Meadow Heights, Glenroy, Campbellfield, Craigieburn, Pascoe Vale, and surrounding industrial and residential nodes. Policy familiarity includes Hume and Whittlesea planning frameworks, overlay triggers, and referral agencies commonly affecting schedules.
Regulatory posture
We engage authorities early where pre-application is available. We maintain insurance appropriate to roles accepted. We keep project records suitable for investor, lender, and authority review.
Client communication
Reporting cadence is agreed upfront—weekly on complex sites, monthly for stable investments, milestone-based for trade shipments. Escalation paths define who receives urgent notices when safety or compliance issues arise.
Fees transparency
Fee proposals separate internal management fees from reimbursable consultant and authority charges. Success fees, if any, are defined with triggers and caps in writing.
Long-term orientation
We prefer repeat relationships in corridors where we deliver multiple projects over years—learning local authority preferences, contractor performance, and broker pathways. Short-term opportunism without documentation is avoided because it erodes lender and partner trust required for the next transaction.
