AB Development offers three professional service lines—property development, investment management and Australia–China trade facilitation. Clients may engage one line or combine them where integration reduces friction and improves oversight.
Property Development
Feasibility, planning, design management, construction oversight and handover for residential, commercial and light industrial projects across greater Melbourne.

Investment Management
Mandate design, deployment oversight, reporting and exit planning for capital invested in real assets and development joint ventures.

Australia–China Trade
Supplier coordination, documentation, logistics interfaces and compliance liaison for goods and services moving between Australia and China.

Engagement models
We offer fixed-fee feasibility, monthly retainer project management, joint venture promote structures, and success-linked trade coordination fees depending on scope. Terms are documented before substantive third-party costs are incurred.
Exclusions
We do not provide retail financial product advice, unlicensed immigration services, or informal customs clearance guarantees. Specialist licensing remains with appropriately qualified firms appointed for each matter.
Indicative timelines
Feasibility studies typically require two to six weeks depending on site complexity. Trade discovery may require longer when factory audits or sample shipments are involved. Development management duration follows project program once approved.
Confidentiality
Mutual NDAs are available before sharing sensitive site or supplier data. Confidential addresses, pricing, and partner identities are not disclosed without consent.
Cross-service examples
A landowner may engage development feasibility while an investor funds works upon approval; our investment desk aligns reporting with construction draws. A trade importer may later lease industrial space delivered under our development arm when specifications match import handling needs. Integration is optional—clients may engage single disciplines only.
Documentation standards
Deliverables are version-controlled PDFs or agreed collaboration platforms—not informal chat instructions for material decisions. Meeting minutes record actions, owners, and due dates.
Service level expectations
We respond to material client emails within agreed business hours unless on leave with cover arranged. Site attendance frequency is specified in appointments—not implied unlimited presence.
Termination
Either party may terminate per contract terms with wind-down obligations for documents, site access, and fee settlement. We cooperate on orderly handover to replacement managers when required.
Scale
We are sized for boutique-to-mid-market mandates—not mega-project consortium leadership unless partnered with tier-one contractors and advisers explicitly named in agreements. Scale honesty prevents capacity failures mid-delivery.
Referrals
We may introduce clients to specialist firms (legal, tax, brokerage) without receiving undisclosed commissions. Any referral fee arrangements are disclosed before clients engage the referred firm.
