Challenge
Rock encountered below basement level delayed excavation; tenant access requirements conflicted with crane oversail during certain phases.
Solution
Negotiated EOT with contractor subject to demonstrated rock volumes; revised crane lift schedule and temporary hoarding for pedestrian safety.
Outcome (to date)
Structure topped out; façade procurement locked; anchor tenant fit-out bookings aligned to forecast practical completion.
Planning conditions required acoustic glazing facing the arterial road and a landscaped setback to the side street. We managed a performance solution for fire egress in the basement carpark with the building surveyor and fire engineer. Leasing collateral is prepared for tenants requiring grease traps and separate metering.
Monthly investor reporting tracks drawdowns against QS-certified progress claims. Variations above agreed thresholds require partner approval. We anticipate practical completion in the next construction season subject to weather and supply chain performance.
Craigieburn Cross-Dock Annex
In progressCross-dock annex adjoining an existing logistics facility to support increased import container de-stuffing linked to trade clients.
Challenge
Operational facility could not cease receiving containers during construction; interface details at the common wall were unknown until selective demolition.
Solution
Night works for connection points; laser survey of existing slab levels; temporary weatherproofing maintaining operational bays.
Outcome (to date)
Steel erected; fire and services rough-in underway; operator training scheduled prior to handover.
The annex includes high-bay storage, dock levellers, and office mezzanine for compliance record keeping. We coordinated with the trade desk to ensure racking layouts suit typical pallet sizes imported under current mandates.
Reporting
Active projects receive monthly dashboards: program float, cost variance, risk register changes, and authority condition status. Investors may request translated appendices for offshore committees when agreed in advance. We flag issues early—late referrals, supply constraints, or labour shortages—rather than surprising partners at practical completion.
Site access
Site visits for lenders or partners are coordinated with safety inductions and photography rules respecting neighbouring properties. Confidential commercial terms are not discussed on open sites without clearance.

Quality assurance
Independent building surveyor inspections, engineer hold points, and waterproofing tests are scheduled per specifications. Non-conforming work is rectified before concealment—documented with photos and reinspection records.
