Two speculative industrial suites totalling approximately 2,400 m² on a business-zoned lot in Campbellfield, targeting trade-related warehousing and small-scale manufacturing support.

Challenge

Stormwater authority requested additional on-site detention beyond initial concept; pre-leasing interest required flexible office mezzanine options.

Solution

Revised civil design with underground detention; modular office shells offered as tenant fit-out allowances rather than base building scope.

Expected outcome

Planning pathway targeted for next quarter; construction start contingent on pre-lease or funding close.

Feasibility compares build-to-suit versus speculative delivery under current industrial cap rates. We modelled power supply upgrades for cold-storage capable tenants without committing to refrigeration plant in the base build. Traffic assessment addresses heavy vehicle access off a service road with sightline improvements negotiated with council.

Marketing materials emphasise ceiling height, dock-to-floor ratios, and proximity to metropolitan freight routes—not generic "investment hotspots." Enquiries from trade clients are cross-referenced with our Australia-China Trade desk to align specifications with import handling needs.

Meadow Heights Townhouses – Stage 2

Following Stage 1 completion, Stage 2 feasibility is underway on an adjoining parcel. Planning pre-application meetings are scheduled; no public marketing until permit strategy is confirmed.

Pipeline discipline

Upcoming projects remain in feasibility until planning risk, capital stack, and contractor market conditions are acceptable. We do not announce launch dates to the public before permits and funding pathways are credible. Landowners and investors receive private memoranda with sensitivities on construction cost, sales rate, and lease-up speed.

Pre-sales and pre-leasing

Residential pre-sales and industrial pre-leases are pursued only with disclosure consistent with Victorian requirements and contractual capacity to deliver. Marketing imagery is labelled when conceptual. Deposits are handled through appropriate trust or contractual mechanisms advised by solicitors—not informal transfers.

Capital formation

Upcoming projects may require equity syndication or senior debt arranged after feasibility confidence increases. We do not offer guaranteed returns to passive investors.
