Featured Projects

The following projects illustrate how AB Development approaches planning constraints, construction coordination and stakeholder communication across northern Melbourne. Each entry reflects a real delivery philosophy—documented risks, negotiated solutions and measurable outcomes—rather than marketing renderings without substance.

Construction coordination
Featured projects are selected for teaching value—how problems were framed and resolved.

Selection criteria

We feature projects that demonstrate planning merit, capital discipline or cross-border relevance. A completed townhouse stage shows how we managed overlay controls and neighbour consultation. An in-progress retail podium highlights structural sequencing and tenant access during construction. An upcoming industrial lot shows pre-leasing conversations with logistics users.

Projects not featured may be confidential, early-stage or subject to partner marketing restrictions. Enquiries about capability should reference sector and municipality; we respond with relevant experience summaries where permissible.

Lessons carried forward

Meadow Heights Stage 1 informed drainage and neighbour-interface templates reused in Stage 2 feasibility. The South Morang fit-out improved cross-desk collaboration for trade clients visiting the office. Pascoe Vale retail lessons on rock and crane sequencing are documented for future podium sites. Campbellfield industrial pre-sales conversations refine our base-build specification for mezzanine and power upgrades.

Quality assurance

Case studies are reviewed internally for factual accuracy before publication. Photography shows representative built form or site conditions without misleading renderings presented as completed works unless labelled as concept imagery.

Built form delivery
Practical completion and defect management close the development lifecycle.

Outcomes we measure

Depending on asset class we track planning approval timelines, cost variance against budget, leasing or settlement cadence, and post-occupancy defect rates during the contractual defects period. Trade-related facilities additionally track throughput, storage efficiency and compliance audit results. These metrics inform future feasibility assumptions—we do not treat each site as an isolated experiment.

Confidentiality

Case studies respect confidentiality obligations to purchasers, tenants and authorities. Additional documentation may be shared under mutual NDA where appropriate to your diligence stage.

Investor reporting

Each featured narrative includes challenge, solution and outcome so committees can assess delivery discipline alongside financial and program metrics where available.

Geographic focus

Featured work concentrates on northern Melbourne corridors where our office and authority relationships are strongest. Requests for references outside these areas are assessed case-by-case with honest disclosure of local adviser appointments where needed.
